Bridging Heritage and Innovation
The project involves the redevelopment of a dilapidated three storey building located at a key commercial junction on Tower Road, Sliema. Originally comprising ground-floor retail units with residential floors above, the structure had deteriorated significantly, requiring full structural reconstruction. Despite this, the client’s brief placed strong emphasis on retaining and restoring the historic front elevation, which features rare architectural elements such as a closed timber balcony and wrought-iron balconies, both uncommon within Sliema’s streetscape.
The design approach focused on preserving these original features while introducing a sensitively articulated extension that complements rather than mimics the existing façade. The retained elevation is enhanced through a contemporary architectural language that creates visual interest, verticality, and continuity between old and new elements. The extension employs stepped volumes, shadow play, and reinterpreted traditional Maltese motifs to achieve a balanced and proportionate façade that responds to its high-rise urban context.
Proposed as a high-end office block with retail at ground level, the building demonstrates how heritage retention and modern architectural expression can coexist. Innovative use of Maltese globigerina stone and sculptural detailing celebrates local architectural identity while reimagining it for contemporary use. The project stands as an example of responsible urban regeneration, achieved through close collaboration between the owners, architects, and contractors, and contributes positively to both the commercial viability and cultural fabric of Sliema.
